Michael Warren is an American real estate agent affiliated with the brokerage Compass and based in Woodside, California.[1][2] He works mainly in the luxury markets of Atherton and Woodside on the San Francisco Peninsula, and also represents clients in Menlo Park, Portola Valley, San Mateo and other Mid-Peninsula communities.[3][4] A native of San Mateo, he began his real estate career in 2015 working alongside Mary and Brent Gullixson, and now practices under the name Michael Warren Real Estate.[3][1]

Warren represented the buyer of 233 Park Lane in Atherton, which sold for $40 million in October 2023. It was the largest Atherton sale of that year and set a past record for a single residential sale in Atherton reported to the multiple listing service (MLS).[5][6][7] Based on 2025 sales data, RealTrends Verified credits him with 14 transaction sides and $113.96 million in volume, ranking him second among agents in Woodside by sales volume, 91st in California and 253rd nationally.[8]

Early life and career [edit]

Early life and education

Warren is a San Francisco Peninsula native who grew up in San Mateo, where he attended Baywood Elementary School and Aragon School.[9][2] He attended the University of Colorado Boulder before returning to the Peninsula to complete his degree at Notre Dame de Namur University, where he earned a Bachelor of Science in business administration with a concentration in finance.[2][9]

Before entering real estate, Warren worked at several Silicon Valley start-up companies and spent two years at a law firm in San Francisco. He is also licensed by the California Department of Insurance.[9][2]

Work with the Gullixsons

Warren's California real estate salesperson license was issued in December 2014.[1] In 2015 he teamed up with Mary and Brent Gullixson, the Atherton-based agents whose team is affiliated with Compass.[3] His biography says that showing clients around Woodside, and selling many of the town's landmark estates alongside the Gullixsons, led him to settle there.[3] MLS records from this period show Warren as the buyer's agent on a 2016 Woodside sale listed by the Gullixson Team while both were at Alain Pinel Realtors, and a number of Atherton, Woodside and Menlo Park transactions from 2019 to 2021 that appear on his Compass profile are credited to the Gullixson Team. Brent Gullixson was also named as co-listing agent on a San Mateo home that Warren listed and sold in 2022.[10][2][11] By the Gullixsons' own figures, they have sold more than $8 billion of residential real estate on the San Francisco Peninsula, including more than $4.7 billion in Atherton and more than $1 billion in Woodside.[12] The Gullixson Team's current roster does not list Warren.[12]

Michael Warren Real Estate

Warren received his California broker license in October 2019 and is a broker associate with Compass California II, Inc.[1] He markets his practice as Michael Warren Real Estate from Compass's Woodside office on Woodside Road, and describes it as working with buyers and sellers in all price ranges across the Mid-Peninsula and Silicon Valley.[3][2] Since the early 2020s, most of his transactions have been recorded under his own name, both as listing agent and as buyer's agent.[2] His clients have included technology executives, company founders and venture capitalists; in 2023 he told The Real Deal that such clients regard Atherton and Woodside as "the ultimate hub for collaboration and successful business ventures".[3][5]

Markets and specialties [edit]

Warren's website lists Atherton, Woodside, Menlo Park, Hillsborough, Portola Valley and the wider Mid-Peninsula as his areas of expertise, and his blog publishes guides to zoning, lot values, schools and local life in those towns.[4][13] His Zillow profile lists San Mateo, Portola Valley, Redwood City, Atherton, Los Altos Hills, Woodside, Menlo Park and Hillsborough as service areas.[14]

Atherton

Atherton, the San Mateo County town long ranked as one of the most expensive ZIP codes in the United States, is where Warren has handled his largest transactions.[5][6] Besides the $40 million purchase of 233 Park Lane, he represented the buyers of 10 Faxon Forest, a single-level estate on just over an acre in the Circus Club area that sold above its asking price for $16.5 million in 2021; 137 Heather Drive in Lindenwood, which sold for $14 million in 2021; and 74 Lilac Drive in Lindenwood, which sold for $15.5 million in May 2026.[15][16][2] As a listing agent in Atherton he has sold 267 Greenoaks Drive, a renovated Lindenwood estate that he sold for $12.8 million in 2025 while also representing the buyer, and 51 Toyon Road.[17][2][18] His Compass profile also lists the neighboring estates at 234 and 238 Atherton Avenue, which changed hands in May 2023 for $21 million and $20 million respectively; the profile does not state which party he represented.[2]

Woodside

Woodside, a town of large lots and country estates known for its equestrian lifestyle, is where Warren lives and keeps his office.[3][19] RealTrends Verified ranked him second among agents in Woodside by sales volume for 2025.[8] His largest Woodside listing sale is 320 Harcross Road, a 1929 French chateau on five dual-gated acres, which sold at its full asking price of $18.9 million in September 2025.[20][2] He represented the buyers of 1210 Cañada Road, a Tudor-style estate on three level acres near Woodside Town Center marketed for its equestrian facilities, which sold for $13 million in 2024, and of 1491 Cañada Lane, a modern house on just over an acre that sold for $12.6 million in 2025.[21][22][2] His recent Woodside transactions include several properties along Woodside Road near the town center, among them 3215 Woodside Road, a Victorian house built in 1901 on 3.4 acres.[23][2]

Menlo Park, Portola Valley and San Mateo

Outside his two main markets, Warren has listed and sold homes in Menlo Park, including several in the Menlo Oaks neighborhood in 2021 and 2022, and in Portola Valley, where he sold 2 Thistle Street in Portola Valley Ranch in 2025.[2] He also works in San Mateo, where he grew up, handling single-family homes and small multi-unit properties.[2][9]

Estates, historic homes and new construction

Many of Warren's Atherton transactions involve estates on lots of about an acre or more, including 233 Park Lane (1.3 acres), 180 Elena Avenue (1.28 acres), 10 Faxon Forest (1.02 acres) and 175 Isabella Avenue (1 acre).[2] In Woodside his sales include acreage properties such as 320 Harcross Road (5 acres), 3215 Woodside Road (3.4 acres), 340 Jane Drive (3.14 acres) and 1210 Cañada Road (3 acres).[2] Historic properties he has handled include the 1929 chateau at 320 Harcross Road and the 1901 Victorian at 3215 Woodside Road.[20][23] Several of his Atherton sales were custom homes built by the luxury builder Pacific Peninsula Group, including 233 Park Lane, completed in 2022, as well as 137 Heather Drive and 267 Greenoaks Drive.[7][16][17]

Off-market and confidential transactions

Warren says he has handled confidential transactions for more than ten years for clients who value privacy, and offers to arrange non-disclosure agreements.[24] His website also maintains an off-market listings service, noting that a large share of local properties sell without public marketing for the privacy of buyers or sellers.[25] In 2023 he told The Real Deal that he had assisted other buyers in Atherton deals of more than $40 million that year, but could not discuss specific properties.[5]

Relocation and international clients

Compass lists relocation among Warren's specialties, alongside buyer representation, listing and property management.[2] His website's International Guidance service refers clients to partner firms for home loans involving international assets or non-citizen buyers, tax and legal advice, international money transfers and entity structuring.[26] Client testimonials on his website include buyers who relocated from out of state.[27]

Luxury leases

Warren also represents landlords and tenants in Atherton's luxury rental market. His Compass profile lists leases of 39 Faxon Road at $25,000 a month and 216 Valparaiso Avenue at $22,500 a month.[2][28]

Services and approach [edit]

As a Compass agent, Warren offers the brokerage's Compass Concierge program, which fronts the cost of pre-sale improvements such as staging, flooring and painting with no interest charged.[29] He also offers real estate consulting beyond individual transactions, including help with construction projects, property management and the planning and management of local real estate investment portfolios for families.[30] His website describes his approach as offering candid advice to clients ranging from first-time buyers to sellers of properties above $10 million.[3]

RealTrends Verified credits Warren with 14 transaction sides totaling $113.96 million in 2025, an average price of $8.14 million.[8] MLS-derived data on Homes.com attributes 36 closed sales worth about $230.3 million to him over the five years to September 2026, ranging from $275,000 to $40 million, with an average price of $6.4 million.[18] Zillow lists 42 sales on his profile, and his Zillow client reviews carry a 5.0 rating.[14]

Separately, the Gullixson Team, with which Warren began his career, was ranked 12th among small teams in the United States by volume in the RealTrends rankings published in June 2026.[12][34]

Community involvement [edit]

Warren's website states that Michael Warren Real Estate and the Warren family contributed more than $45,000 to the Woodside School Foundation in 2023 and 2024. The foundation raises money to supplement the budget of Woodside School, the town's public elementary school.[28]

Personal life [edit]

Warren lives in Woodside with his wife, Christina, and their three young children.[3] In his leisure time he spends time outdoors at Lake Tahoe and travels.[9]
